Living in condominium

I find this story quite interesting and relevant to be shared among Desaminium residents. Thanks to Puteri Kamaliah for writing and sharing this rather nice piece of yet another Malaysian ways of life. Yang baik jadikan teladan and yang kurang baik jadikan sempadan.

Are condo walls thinner than the average house wall? It certainly seems so here where we live. Somehow I feel so exposed and vulnerable, with every creak of my bed (ooooh dear!) magnified across a wafer-thin divider.

My children say I am and will always remain paranoid of everything and everyone no matter what the truth. A lot of help they are!

Dear Pak Abu, the logical thinking mathematician not known for his diplomacy at the best of times, thinks the walls are fine. It’s my sense of hearing and attention span he worries about.

The man says it baffles him that I can hear the tiniest noise from upstairs but not his running commentary about the state of Malaysian politics, and why some people tend to nod off to sleep in the middle of meetings and such.

As the norm, I try not to argue with Pak Abu’s observations because he does have a valid point very now and then. Granted, I am pretty opinionated myself and can be as obstinate as a mule sometimes.

Back to the wall issue, I brought up this subject because the people living above us had been having rather over-enthusiastic domestic squabbles lately. You could hear furniture being thrashed and household stuffs flung about.

I assume furniture were broken because I could hear hammerings the following day, presumably of chair legs being reattached and such. The commotion they caused (the fighting and ensuing repairwork) was distracting, to say the least.

Whilst we weren’t nosy-parkers - far from it - we did worry in case the quarrels turned violent. I expressed my concern to Pak Abu but he said we should just sit tight and ride the storm, as it were. And we did, until yesterday.

The pandemonium started just after we completed our subuh prayers early yesterday morning. There was the usual shouting and screaming, followed by lots of stomping and clanging sounds (of pots and pans thrown at each other?).

Much as I was annoyed, I was also amused at the same time because the lyrics of P Ramlee’s song suddenly came to mind: “Periuk belanga terbang melayang-layang, menghentam my belakang…”

The clamour, carried by the still morning air, was such that it felt as though our ceiling was about to cave through. I could see poor Pak Abu’s temperature rising by the moment. Is this what we moved to this presumably high-end condo for?

Suddenly we heard a woman’s voice yelling: “Ooooiii, bulan puasa niiiii!!!” Moments later a man’s voice boomed: “Takder malu langsung!!”

Immediately the din ceased. Bless my unseen neighbours for taking the lead. They must have been exasperated beyond reason to do what they did.

Nonetheless, an irate Pak Abu went down to the security guard station, at six o’clock in the morning, to lodge a complaint. I followed up with another report at the management office a few hours later, only to learn I wasn’t the first.

Without divulging any more than I should, I was surprised to find out the occupant’s identity; quite a well-known personality from the entertainment industry. I just hope that from now on they will keep their domestic scuffles at a manageable noise level.

[I am so very tempted to slip a note under their door, giving them contact numbers of professionals who could soundproof their pad. Honest!]

Pelangi Utama Condo residents in a dilemma

The following article from Star Online is not really our kind of problem here at Desaminium…YET, but parking problem is common in ALL high-rise buildings especially residential buildings. Don’t local council building laws have specific rules and requirements on the parking-residential unit ratios at any high rise development projects? Have you seen the same problem in Cyberjaya? Cars are parked along the road. Aren’t the developers supposed to provide reasonably sufficient parking spaces for residents and visitors? If Desaminium occupancy reaches close to 100% later, we definitely have big problems staring at our face… sooner or later.

IMAGINE waking up in the morning to find a parking summons on your car’s windshield and this happens three or four times in a month, almost once a week.

That is what some residents and tenants of Pelangi Utama Condominium in Petaling Jaya have been experiencing lately.
Parking woes: Due to limited parking space, some of the Pelangi condo residents have no choice but to park along the road.

Damon Khaw moved in to the condo in July but has already received three summonses in August.

“My condo is not facing the road so I don’t know when the officers will come to issue summonses. One was even issued at 10.30pm on the eve of Merdeka,” he said.

“It sets us back about RM400 per month, which is almost 10% of our income.

“This has a big impact on our lives, especially with the high cost of almost everything since the petrol price increase,” he said.

Khaw and his wife each own a car but they were only allocated one parking lot.

“I bought the condo unit through a sub-sale. Thus, I would have to go through the first owner to apply for another parking lot,” he said.

“To apply for another parking lot will cost RM150 per month and it is subject to a drawing of lots since there are only 10 units left,” he said.

Khaw said he had raised this issue at the joint management body (JMB) committee meetings.

Aside from the summonses, safety is also one of his concerns.

“Sometimes, we park at the nearby shops and walk to the condo. I’m worried for my wife’s safety when she comes back from work late,” he said.

“It is also troublesome as we are not able to renew our road tax due to the summonses,” he said.

Khaw hopes that the Petaling Jaya City Council (MBPJ) can allocate proper parking spaces for the condo residents.

His neighbour, who wanted to be only known as Epey, said other residents also faced the same problem.

“There should be some parking space for rent. I am so fed up that I want to move out. Why do we have to face this problem?” she asked.

Student Johnson Chua finds it difficult to fork out RM150 per month for a parking lot.

“I have moved in for less than a year and so far, I have received three summonses,” he said.

“I take turns with my housemate to park at the allocated parking lot.

“Sometimes, I park at the nearby shops but the space there is limited,” Chua said.

“It’s troublesome for me to travel all the way to pay my summonses, especially since I’m not local,” said the 20-year-old student from Malacca.

“I hope that the MBPJ will allocate a certain period of time, such as from night to dawn, for us to park for free,” Chua said.

Tangki air Desaminium Rimba pecah

Pada hari Ahad 30/3/08, penghuni Block Keruing Desaminium Rimba telah digemparkan dengan satu bunyi dentuman yang kuat kira-kira jam 11:00 pagi akibat dari tangki air di tingkat 20 telah pecah. Saya telah dimaklumkan mengenai kebocoran tangki air tersebut pada hari Jumaat oleh penghuni tingkat 20, dan beliau telah melaporkan kepada pihak YBR. namun kerja-kerja pembaikan dijangka akan dibuat pada hari Isnin 31/3. Jadi pada pagi tersebut saya telah merakamkan beberapa keping gambar untuk rekod (kira-kira jam 9:30 pagi) dan telah memaklumkan kepada pihak YBR. Untuk rekod tangki tersebut telah 2 kali bocor sebelum ini dan telah ditampal oleh pihak kontraktor. Namun kira-kira jam 11:00 pagi sewaktu saya masih berada di tingkat 20 tiba-tiba kedengaran bunyi dentuman yang kuat dan air yang deras telah melimpah dari atas akibat dari tangki air itu telah pecah. ini telah mengakibatkan kerosakan harta benda penghuni tingkat 20 dan membahayakan nyawa penghuni tersebut. Dua laporan polis telah dibuat mengenai kejadian tersebut. Untuk tatapan umum disertakan gambar-gambar sebelum dan selepas tangki tersebut pecah.

Dua kejadian pecah kereta sewaktu hujan lebat di Blok Keruing

Semua penduduk di seru agar berhati-hati dan segera menjenguk kearah tempat letak kereta jika terdengar alarm kereta berbunyi. Kejadian berikut di ceritakan oleh mangsa sendiri.

Harap maklumat ini dapat dimaklumkan kpd rakan2. Pada pagi semalam sewaktu hujan lebat lebih kurang pukul 2.30pagi kereta saya di blok keruing telah di pecah masuk. Alarm kereta saya berbunyi & apabila saya melihat ke tingkap saya dapati seorg sedang berdiri disebelah pintu kereta saya (dan seorg lagi telah berada didalam kereta saya) dan cermin tingkap kereta saya telah pecah. Saya menjerit ‘ pencuri-pencuri’ dan setelah itu 2 orang dgn memakai rain-coat berlari ke arah kawasan semak di bersebelahan dengan blok keruing.
Saya telefon guard memberitahu hal yg terjadi.kemudian saya turun ke bawah dgn jiran utk melihat apa yg telah terjadi kpd kereta saya, lebih kurang 10 minit kemudian dtg guard dgn menaiki kereta wira (4 org india di dalam nya) memberitahu mereka telah cuba mengejar 2 pencuri tersebut tapi pencuri dpt melarikan diri.
Keesokan pagi saya dapati sebuah lagi kereta wira warna putih juga telah dipecahkan cerminnya hanya 3 meter dari kereta saya.

Saya berharap Joint Management Body yang baru dilantik dapat mengambil langkah berkesan untuk mengawal kejadian seperti ini dengan memasang CCTV di tempat strategik di seluruh Taman Desaminium.

Housebuyers to enjoy 24 months’ warranty

KUALA LUMPUR: Developers will now have to repair any defect in houses detected within two years of handing over vacant possession to housebuyers. Previously, the warranty period was 18 months.

This is one of the benefits that consumers will enjoy with the enforcement of the amendments to the Housing Development (Control and Licensing) Act 1966 from Dec 1.

Any defect, shrinkage or other faults in the building have to be repaired by developers at their own cost within 30 days of having received a written notice from buyers.

Such faults include defective workmanship or materials, or if the building has not been constructed in accordance with the plans and description as specified.

Housing and Local Government Minister Datuk Seri Ong Ka Ting said the changes to the Act, which came into effect from Dec 1, were made to protect housebuyers from irresponsible developers.

“There are black sheep but we cannot let this happen, even if the number is not that big.

“The amendment to the Housing Development (Control and Licensing) Act, which is the principal or parent Act, was done on April 12 this year. The regulations gazetted on Dec 1 bring all provisions into conformity under the Act.

“It includes new features such as the introduction of two new Schedule I and Schedule J catering for the Build-then-Sell (10:90) concept.

“The scheduling is vastly different for the current conventional way of selling houses.

“There is also no 5% retention fee so the onus is on developers to be responsible in building and delivering a quality property to buyers in order to collect payment.”

Ong said the Build-then-Sell concept remains optional to developers instead of mandatory.

This parallel system will be observed for a period of time.

As it is, he said, only companies that are financially sound are able to adopt the new concept.

On the extended warranty period for defects, Ong said the increase to 24 months was a period acceptable to both housebuyers and developers after the ministry’s technical team had evaluated feedback from both parties.

Significant changes include a requirement for developers to deliver vacant possession to buyers that must be supported by a Certificate of Completion and Compliance (CCC) certified by registered architects that a building is safe and fit for occupation.

Previously, when developers handed over vacant possession of a property, the keys were given to buyers for inspection.

But buyers could not move in until the Certificate of Fitness (CF) was issued by the local authorities, which could be several months later.

Also for strata titles (applicable under Schedule H for apartments, condominiums, flats and townhouses), a crucial change is the mandatory enforcement of the Fifth Schedule in the sale and purchase (S&P) agreement on what buyers can expect to pay besides the cost of their individual unit, including service charges.

Taman Desaminium Jusco Carnival was a success

Taman Desaminium Jusco Carnival Taman Desaminium Rimba and Flora residents and Jusco AEON Taman Equine staffs had a great time together today in the carnival jointly sponsored by Jusco AEON Taman Equine and Surau Raudhatul Ilmi.

There were a lot of activities carried out and shown below are some of the photos taken during the day.

The Webmaster will post more photos and videos in the next few days with full reports from the committee.

The highlight of the day was the Tarik Tali competition between the Taman Desaminium residents and the Jusco AEON Taman Equine personnel.

The videos are being edited and will be uploaded to YouTube as we progress and will be posted here as soon as possible.

We would like to thank the residents of Taman Desaminium, Surau Raudhatul Ilmi committee members, the staff of Jusco AEON Taman Equine and their management, and everyone involved in the carnival. We are hoping that similar events will be organized in the future to foster closer relationships among the residents and surrounding community members. We are also hoping more residents will join future activities organized by Surau Raudhatul Ilmi, Taman Desaminiumm Rimba.

Jalan Roller Coaster dah siap

Setelah hampir setahun menunggu jalan “Roller Coaster” untuk dibina, akhirnya ianya telah pun siap sepenuhnya. Dan kini menunggu masa untuk dibuka dengan rasmi oleh pihak Talam Corporation. Jalan ini akan menghubungkan Jalan Utama dari Puncak Jalil ke Lebuhraya Bukit Jalil (bersebelahan SIRIM).

Dengan pembukaan jalan ini akan menjimatkan masa bagi pengguna yang ingin pulang dari arah Bukit Jalil ke Taman Puncak Jalil (dianggarkan mengambil masa lebih kurang 2 minit) berbanding keadaan sekarang yang perlu mengambil masa lebih kurang 20 minit kerana terpaksa berpusing ke Bandar Kinrara.

Buat masa ini masih terdapat banyak blok batu yang diletakkan bagi menutup jalan ini dari dilalui oleh sebarang kenderaan. Namun bagi pengguna motorsikal masih boleh melalui jaan ini kerana terdapat ruang untuk melepasi halangan tersebut. Harapan kita semua agar jalan ini dapat dibuka secepat mungkin bagi mengurangkan kesesakan yang mula dirasai di Bandar Kinrara.

Security guards have no right to keep IC or driving license

Hands off visitors’ driving licences

PUTRAJAYA: Security firms at housing estates and high-rise residences have no authority to insist that visitors hand over their driving licence to get a pass to enter the premises.

Road Transport Department (JPJ) director-general Datuk Ahmad Mustapha Abdul Rashid said security firms could not instruct their guards to ask for the driving licence, as they were not authorised to do so.

He said it had come to his attention that many security firms have been asking for the driving licence lately because they knew taking someone’s identity card was an offence.

“Driving licences cannot be used as an identity document, especially by those not authorised to handle them.

“The only people authorised to ask for the driving licence are JPJ officers, traffic wardens and the police.

Ahmad Mustapha also said the driving licence could not be kept by anyone other than the holder.

He suggested that security guards take down the names and identity card numbers of visitors or accept any other credentials to allow visitors access into condominiums, apartments and residential areas.

JPJ enforcement chief Salim Parlan said visitors who did not want to hand over their driving licence over to security guards could lodge a police report against the security firm.

A spokesperson from Security and Public Order division of the Internal Security Ministry said the ministry only issued permits to security firms but did not stipulate the type of identification guards could ask from visitors.

“There is no instruction from us to ask visitors to hand over driving licences,” he said.
