On behalf of the Desaminium Rimba Joint Management Body, we are pleased to inform you that effective Saturday, 5 July 2008, we will take over management from Burgers Rawson Management Sdn. Bhd. A new management team under the Desaminium Rimba Joint Management Body will take over the management and maintenance of the premises.
Kindly note that all transactions and payments henceforth be made to Desaminium Rimba Joint Management Body as follows :-
1) Cheques to be made payable to DESAMINIUM RIMBA JOINT MANAGEMENT BODY
2) Payments via online banking, cheque deposit machine to be made payable to DESAMINIUM RIMBA JOINT MANAGEMENT BODY into our account at Maybank, Equine Park Branch, Account No. 512802502692.
For such payments, please provide us with a photocopy of the transaction slip for purposes of issuance of official receipt.
3) Please bring along your invoice for payment of water charges for our record purposes.

i hpe the new mngemnt be well dne…i want 2 ask u abt the parking lot….last 3 week i just rent the parking with en.ghafar…but..some people said…when u rent u can get 1 parking lot….so i ask 4 the parking lot the clerk said that i have to park my car at the visitor prking….so if i wrong pls crrt me….its unfair 4 me if they got the parking lot why dnt me…
why the shop owner got 3 parking under the building….simply can park the car anywhere he want…no clamping…its very2222 unfair….we dont know whethr he buy or rent coz he djsb staff…please be fair 2 everyone dont make people angry….ok pls reply me soon…..”"”"jiran sepakat membawa berkat”"”" dont u…

We did received a few complaints about the parking issue. We will try to solve this problem but seems that we just take over on 5 July so we need time to settle the issue but I hope it was not take too long time. We needs your full support to make our living area better.

Sebenarnyer saya pun hendak bertanyakan pasal parking lot nih. Ade ke rental parking lot? Sbb for 2yrs sy tinggal di Blok Keruing sy hanya membayar RM90 utk 3 bulan for 2nd car sticker (yg di byr kpd Mgmt office), tak pernah tahu pulak ade rental parking lot….ke yg RM90 tu yg di katakan parking rental? If bukan yg RM90 for 3mths tu, then mcm mana procedure utk dptkan parking lot rental tu? sbb sy pun kalo boleh nk rent parking lot. Lately boleh dikatakan hari2 cermin depan kereta sy diletakkan surat amaran merah, walaupun sy parking dlm petak yg tidak bernomber plate.

saya pun sama jugak..
saya telah membuat pembayaran RM90 untuk 3 bulan dan setiap hari diletakkan FINAL REMINDER. Saya kurang faham dengan konsep rental ini.. Adakah RM90 untuk diletakkan di tempat visitor?
there’s a lot of parking kosong yang berstatus DJSB, bermakna tidak berpunya.. bukankah lebih baik ianya dikhaskan untuk mereka yang mempunyai temporary sticker?

Pasal 2nd car parking :sebenarnya semua petak kosong yang bertanda DJSB bukanlah tidak berpunya, tetapi ianya dipunyai oleh pemaju (Desaminium Jaya S/B)bagi unit-unit yang tidak terjual. Selama ini pengurusan bangunan ini diuruskan oleh pihak pemaju melalui ejen mereka YBR. So mereka tidak berkira pasal mana2 kenderaan yang parking di petak DJSB. Tetapi semenjak JMB mengambil alih pengurusan bangunan ini, pihak pemaju telah melarang mana2 kenderaan yang parking di petak mereka. Oleh itu hanya kenderaan yang mempunyai sticker biru (bulat 2008) untuk main car sahaja yang boleh parking didalam kawasan blok. Selain dari itu (2nd car sticker)hanya boleh parking di kawasan sepanjang jalan utama. Dan terdapat kira2 40 petak parking disepanjang jalan dari post guard ke Blok Chengal untuk 2nd car meletakkan kenderaan mereka (dikongsi oleh Blok Merbau dan Chengal) dan 17 petak bagi Blok Keruing. Selain dari itu terdapat juga allocation untuk visitor parking di sepanjang jalan tersebut. Untuk keterangan lanjut sila rujuk Notice Board di bawah Blok.

Hari ini sy dpt lg surat warning, tp kali ini dr empunye lot yg telah menyewa lot itu kata nyer. Sy pun telah merujuk Notice Board, tak ada pulak menyatakan kita boleh menyewa lot2 yg tidak berpunya tersebut, yg ada cuma notice utk mendapatkan 2nd car sticker.
Mungkin JMC dan antara yg ada di sini yg tahu berkenaan hal ini, boleh memberi keterangan lebih lanjut berkenaan dgn “Rental Parking lot” ini. Memandangkan sy dh bosan jugak hari2 dpt surat warning nih.

Saya kurang faham kenapa management nak menyusahkan tenant?

Okay, bagi unit2 yang tidak terjual (which is sangat banyak..) apa yang DJSB nak buat dengan petak ‘mereka’?
Kenapa nak dibiarkan kosong? I dont understand. Please make me as I am very confused.
Okay, so tenant dapat satu parking lot..untuk first car
untuk 2nd car, kena ambik temporary sticker which we pay RM 90 for 3 months..and from what i know it’s limited for 40 cars?
does that make sense?
It does if the whole parking space is fully utilised, but tengoklah betapa kosongnya parking space kita.. itupun tak nak bagi.. and it’s not for free pun..
Just tell me how to rent the DJSB parking lot. My car was one of the 7 cars yang dipecah dan dicuri audio sebelum ini. What action can I take towards the management who failed to provide security and make no apology? I did make a police statement and the guards said the management will do something about it.

Saya rasa patutlah baca dlm notice board tu betul-betul..
Setahu saya yang dok sibuk tak benarkan resident parking kat lot bertanda DJSB adalah DJSB sendiri. (ada dalam notice board kan). DJSB itu means “Desaminium Jaya Sdn Bhd” (pemaju).
DJSB adalah owner lot parking tersebut dan mereka yang tidak membenarkan resident parking kereta di situ bukan JMB. JMB hanya menjalankan tugas yang diminta DJSB.
Bayangkan kalau parking tu petak kita dah tentu kita tak benarkan orang lain parking kereta di petak kita. It very simple kan although kita tak parking kereta di situ.
Pasal mgmt failed to make apology for car breakdown…mintalah DJSB make apology kepada anda..sebab waktu tu mgmt adalah YBR, di mana YBR adalah ajen dibawah kelolaan DJSB (YBR Mgmt)yang take care all matters.
Setahu saya mgmt yang ada sekarang (since July) adalah JMB yang mana terdiri di kalangan resident sendiri YBR dah tak ada lagi.

Fahamlah DJSB tuh pemaju.. but the question is still the same. We ought to know why in the first place tak boleh parking. Memang lah kita marah kalo orang parking kat tempat kita.
Nak tau dasar dan justifikasi mengapa pemaju tak bagi park kat tempat DJSB tuh.. adjustments can be made. We do deserve an explanation.
Saya tak hangap pun apology tu, but i think profesionally, kalo dah take over the management, kena ambil responsibity dan saki baki ’sampah’ yang ditinggalkan management lama, whether you like itor not.
I am not against the anybody, just highlighting the issues.It’s good that the new management is among the residents so at least we know what’s best for us.
Ini jawapan seolah-olah management tak communicate dengan pemaju, dua-dua buat hal sendiri, tak boleh lah macam tuh. For the best interest of all residents, tenants etc, kenalah cooperate.

Hi weezered..marah sangat nampaknya.
Saya cuma menulis apa yang saya faham setakat hari ini, tetapi kalau weezered masih tak faham mengapa tidak datang ke office atau telefon tanya sendiri pada committe JMB. Bukan ke setiap no telefon committe ada di notice board. Supaya penjelasan lebih terang dan jelas.
Saya cuma membantu weezered untuk memahami sahaja. Kalau masih tak faham maka saya tak bolehlah nak buat apa.
Cuma saya nak tanya.. why weezered nak sangat parking kat lot DJSB tu?

if i have the time to go and seek the explanation, i’d do just that.but i did write to Malay Mail. if we got lucky, they’ll do the seeking thingy for us.. or at least for me.
why nak parking lot DJSB? because it’s nearer to the building, senang nampak keta sendir, and because it’s not utilise and because the last time i park my second car at the visitor, kena pecah macam s***.and nobody claims to be responsible.

Sy amat memahami keadaan Weezered and for actual fact sy pun nak sgt parking DJSB nih, walau ape cara sekali pun. If i hv to rent the space, i will rent the space. Sy baru jer tahu psl parking rental ni and i dont hve the pleasure to go to the mgmt office at this moment to seek or ask abt the parking rental. Furthermore sy rasa ape perlu ade nyer website Desaminium ini, if hendak penjelasan yg lebih lanjut mesti pergi ke Mgmt office atau call committe. Bg sy website ini adalah lebih bagus jika di jadikan tempat utk penduduk berinteraksi dgn committe JMC. Sy minta lah jasa baik committe JMC utk mendapatkan keterangan lebih lanjut berkenaan parking rental ini dan post kan di website Desaminium supaya semua org boleh tahu.

i’hd agree with u weezeerd n lady mar…101% i support u guys…this is coz of my first car also got scrathes..n lately my bumper dentd n bnd…2 whom that i want 2 claim…althgh parking at my lot…i’m really got mad with this matter…rent 4 the 2nd car parking lot but still got love letter….why the djsb staff especially the mini market owner got 3 car can simply park under the building….the djsb staff said that we hve 2 rent with him..what about they who had rent with the mgement off..wow they can make money (mcm 2 cara djsb skrg nak wat duit)……is it under the aggrement…cuba u kira brapa djsb untung!!!!!! kpd sesiapa yg tahu kes ni boleh ke djsb wat mcm tu hah….4 lady marmalde…u dont know ke? sapa2 yg byr parking pd tokei mini market tu dia akan dpt parking lot boleh pilih lagi n he can paint ur reg car no at ur desinated parking lot lagi u….. adil tak bgi kita yg x tahu nie???? very22222 unfair kan….4 me mcm dah tertipu lak duduk di kondo ala flet ni…nak wat mcam mana dah beli kan…

Masalah parking ini berlaku kerana dari hari 1 kita tinggal di Desaminium ini (2004) kita telah meletakkan kenderaan sesuka hati. Dan penguatkuasaan yang longgar dari pengurusan dahulu menyebabkan kita sudah berasa dalam “comfort zone”. So bila JMB ambil alih baru lebih kurang 2 bulan ini dan kami menerima surat aduan dari pihak pemaju melarang mana2 kenderaan meletakkan kenderaan di petak DJSB tanpa kebenaran pemaju, maka kami terpaksa mengambil tindakan berdasarkan Undang-undang (House Rules & DMC). Saya rasa semua owner tahu yang mereka layak untuk 1 petak parking sahaja (refer S&P) jadi kenderaan ke 2 atau lebih hanya dibenarkan parking di dalam kawasan berpagar sekiranya terdapat allocation yang lebih. Kerana itulah 2nd car sticker dikeluarkan melalui konsep sewa dan tempat parkingnya adalah sama dengan kawasan parking visitor (tapi visitor ada cat tulis visitor). Dan masalah parking ini akan kami cuba fikirkan cara penyelesaian yang terbaik untuk semua pihak. Dalam Block Meeting pada bulan Mei yang lalu saya ada menyatakan bahawa salah satu rancangan kami ialah menggunakan sistem access card di pintu masuk bagi mengawal kenderaan yang tidak berkenaan dari memasuki kawasan perumahan kita. Tujuannya bagi mengelakkan sebarang kemungkinan kes jenayah berlaku didalam kawasan kediaman kita (perlu diingat “mengelakkan atau mengurangkan” bukan bermakna jenayah tak akan berlaku kerana pihak PDRM sendiri tidak boleh mengawal dari berlakunya sebarang jenayah). Jadi ini semua bergantung kepada budget yang ada. Memang sukar untuk melakukan perubahan dari keadaan yang dah biasa kepada yang baru (dari parking sesuka hati kepada kena ikut peraturan). jadi saya berharap semua pihak boleh mematuhi arahan dan undang2 yang sedia ada bagi keselesaan semua penduduk.

Thank you so much for the long explanation. I appreciate the time you took in answering the questions.
I do agree that everybody should follow the rules (House Rules and the terms in the S&P)
I read mine and i understand the policy behind each and every rules.
Somehow rather, there are rules and regulations that as time goes by need to be amended according to the need and the change of time.
Such as the parking space. I totally understand the ONE HOUSE, ONE PARKING policy. But since the developer obviously having some problems promoting people to buy more units in Desaminium, there are many unutilised parking space.
Can this space be rented or utilise temporarily?
We are not asking for free parking spaces, nowadays, there is no such thing as freebies kan..
Just enlight me with DJSB plans with the unutilised spaces.Please.
i have no idea about the tokey kedainyer privileges.. that’s very controversial issue.. and also need to be verified.
But one thing I like is about the new guards.. at least we see more local people rather than ‘international’ guard or guard ‘under the influence’ of alcohol.
I totally support on the auto pass, but dari segi pelaksanaan, perlu menyeluruh dan teliti.
I complaint because I care. I love my home, and it’s surroundings. Yes, there are lacking of many things, especially the CLUB HOUSE, but still, I fell in love with the place.
And it is my home sweet home.

Dear Pre_Mc,
I have a friend who is staying in Desaminium FLora and informed me that she had to buy her temporary car sticker at the developer’s office in one of the unit in Desaminium Flora.
She did go to the management but was informed that the management has utilised all the given car park quotas, and that she have to go to the developer’s office to get one.
Well, she did go and pay RM 90 like everybody else and guess what, the developer’s actually gave one of the DJSB space and paint out her plate number as well.
So, please, can you give me explanation for this?
It would be a good start if you can provide me information on this matter:
i) Is there any different with the temporary sticker from developer and the management?
ii) If there is, why the **** should anyone get the temporary parking sticker from the management if they dont carry the same privilege as stickers purchase from the developer?
iii) Flora and Rimba IS under the same management right?

right..there’s a lot of commotion here.
i dunno what will this brings but here goes:
i just moved to desaminium rimba this July. on my first day moving in, i told the security i am moving in to one of the apartment (yes i can’t call it condo because condo won’t close the freaking bl00dy gate for one side only after midnite plus..NO condo facilities AT ALL). He told me that if I need a parking space, I need to go to the small supermarket, pay RM90 to get a spot..IF any.
after i put my stuff, i went to the little shop that looks like any cheap little shop, asked the guy few questions regarding the parking, chose my spot, paid RM90, he gave me a sticker with the chosen parking space number with my car’s plate number on it.
the next day, my plate number has been sprayed onto the parking space.
perhaps, all you can do is…ask. if i didnt ask in the first place, i know i shouldn’t be complaining, yes?
before you start asking ‘why are you paying RM90?!’, it’s because i’m not the house owner.

regarding those who has been getting warning letter(s), perhaps u can ask the security why you got it in the first place. stop pointing fingers. but if it’s not ur fault, u can blame them all you want.
i saw someone’s car near the shop got a warning letter despite putting a sticker on the car. why the car get it anyway? because instead of parking spot number, i saw it’s being erased and replaced with THE HOUSE number.
i cant comment much on the longtime residents’ culture, maybe you already got used to the idea of free parkings. but the rule is IMHO, play by their rules, and you can smoothly bend it to your own convenient.
if you already paid for visitor parking with the same amount..all you have to do is ASK if you can be moved to any available nearby parking spot.
just ask. you’ll never know what you’ll get. might get lucky.

Here’s the thing.
I dont mind paying at all for my car sticker, I have already got my first free car sticker for owner (yes I bought my home here)
I dont mind how much they wana charge us, RM 1 / day is all okay for me.
The issue here is Mr or Miss Zeb is this:
1. Why is there no standard procedure in purchasing this second car sticker aka temporary car sticker?
2. Why do I and many other people who purchase the temporary car sticker at the management’s office was not given the privilege of having our on space like you do?
3. Yes, I bought it wayyyyyyyyyyyyyyyy before there is any mini-market. And that brings me to another issue.. kenapa sticker dijual di mini-market?
4. Maybe it is because the change of management?
5. I did f***ing ASK, but somehow things were not as ‘easy’ as it was with you okay, so please do your homework before accusing people.
So, wish you will have a pleasant stay here in Desaminium Rimba.

weezered i think you are missing the point.. previously there was monopoly of the 2nd/3rd car parking rental.. right now you have the option of renting from the new management or from the old management.. the old management have direct links with the developer which still holds the ownership of the unsold units+carpark so its obvious they can give certain privileges.. so to answer your questions:

When our home is readily accepted by all to be downgraded from condo to apt, do we really need to ask about SOP?
2. Why do I and many other people who purchase the temporary car sticker at the management’s office was not given the privilege of having our on space like you do?
Isnt it clear already? The management body is just a managing unit.. They dont OWN the unsold units+carpark..

To save cost? The developer has appoint the mini market owner as its proxy to rent the unsold parking spot.. its their right.. are they braking any laws here?

Is this a questions or a rant? Pls do your homework? I think what Zeb did was correct.. She went to rent for a carpark slot at the correct place which gives better value for money..

wow…so many comments on parking space…well, what to do?DJSB is the rightful owner of the ‘unutilised’ parking spaces n unless they sell the unit, they can do what ever they like with the parking spaces…rent it, use it (furthermore, they r the developer..what do u expect?of course they to make money)….just that if u want to rent another carpark space, opt for the DJSB’s cause at least u got a dedicated parking for u right? i am just concerned with what weezered has highlighted before about visitors who have to leave their personal document at the security booth. i am 100% against it because its just not right and theres a pekeliling to support that. i know it is for our own safety but what about the visitor’s own personal document security? i hope the JMC can take action on this matter. and the other thing is, how about the strata title for desaminium? have the strata titles been issued?

there is another issue that we should create awareness about.. its motorcycles and cars taking a short cut by driving straight infront of the lifts to get to the car park on the other side!
this is especially for merbau where the main road leading to the block goes straight to the walking area infront of the lifts.. its an accident waiting to happen.. i’ve seen kids going out of the lifts running and what happens when a bike or car decides to take a short cut?? it is just unthinkable what is going thru the brains of this bikers and drivers..
they think no one is watching but not tonite.. WPS XXXX black savvy with the hard rock sticker at your rear wind screen.. i saw you taking the short cut.. tsk tsk tsk.. please lah people.. use the correct way or 1 day some one will get hurt just by walking out of the lift..

saya salah seorang penghuni di blok flora. sudah 2 minggu saya tertanya tanya tentang isu ini. harapnya pihak btanggungjawab dapat menjelaskan dengan alasan yg munasabah. Saya dapati sebuah motorsikal berplate WQE 1335 di benarkan untuk parking di tapak parking kereta. Parking yang betul2 di sebelah tong2 post. Tidak pulak di rantai seperti yang pernah saya alami kerana meletakkan motor di parking sendiri di tempat parking kereta walau pun saya cuma meletakkan sekejap sahaja. Sepatutnya mengikut pemahaman yang saya dapat dari pihak berkuasa, mana2 motor adalah di larang sama sekali untuk parking di tempat parking kereta walau pun parking itu parking sendiri. Jika berdegil pihak yg berkuasa akan merantai motor tersebut dan terbanglah RM30 kalau nak bukak rantai berkenan. Jadi di sini, saya keliru. Apa pulak kelebihannya motor yg berplate WQE 1335 yang sesenang hatinya boleh meletakkan moto di park tersebut? lesen apa yg pihak motor itu dapat sehinggakan sudah meletakkan motor selama 2 minggu @ lebih tapi tidak pulak di rantai kerana melanggar kesalahan @ adakah undang2 sudah berubah? Motor boleh di letakkan di parking kereta? Kalau sudah berubah, baguslah dan saya mohon maaf kerana tak update info ini untuk diri sendiri. Untuk pengetahuan, motor juga ada nilai. Jika di biarkan berjemur berhujan, maka cepatlah rosak. pikir pikirkan lah. Dan yg lebih penting kenapa ada sikap double standard dalam isu ini? mintak penerangan yang sejelas jelasnya dari pihak DJSB.

JMB MEETING MINUTES.
I have proposed to JMB sometime back to post their meeting minutes in block notice board & also in this forum. It is good for the residents to know what are the problems faced by the JMB and what are the decisions being made at the JBM meetings. happy Merdeka!
